Building Specifications:
  • Foundations and Structure:
    Reinforced concrete footings. Reinforced structure and concrete pillars.
  • Façades:
    External walls constructed in hollow factory made brick, with extruded thermal insulation and internal walls with single
    layer hollow brick, rendered and painted in colour. With exposed brick eaves as per design.
  • Roofing:
    Sloping roofs. Slopes formed on plates and polyurethane insulation, laid with Arab style tiles. Flat roofs. Formed with
    cellular concrete, asphalt waterproof thermal insulation and clay Calaf tiles.
  • External Carpentry:
    “A” grade lacquered aluminium in a colour to be defined by the management. PVC shutters (compact with aluminium
    frames) 6mm glass.
  • Internal Carpentry:
    Internal doors and wardrobe doors will be CARRE model of similar moulded and laminated wood in Provencal colour.
    The same system main entrance door in reinforced material with security lock and spy hole.
  • Floors:
    All floors throughout, except in the kitchen and bathrooms, will be tiled in 31 x 31cm imitation terracotta tiles. Kitchen,
    bathrooms and toilets tiled with 40 x 40cm clay tiles. Terraces tiled with Calaf clay tiles. Porches stamped concrete.
    Open lower level concrete with helicopter treatment.
  • Wall Finishes:
    Bathrooms, kitchens, toilets and washrooms will be tiled. Tiling to be chosen by the management. Remaining walls
    plastered and painted with gotellet rough paint. Ceilings plastered and painted with smooth paint.
  • Plumbing:
    To current basic standards, with protected copper piping. Drain pipes will be PVC.
  • Bathroom Fittings and Taps:
    Roca white ceramic bathroom fittings with Ramon Soler brand or similar mixer taps.
  • Wiring:
    Wiring will be fed through conduits set in the walls. Conduits will have sufficient capacity to cater for electricity and
    power points, including pre installation for air conditioning, as per current low tension regulations.
  • Telecommunications:
    The building will include a shared aerial to receive conventional channels and a digital TV platform, with room for
    expansion for private channels, two points per home. Entry phone system with intercom and remotely controlled
    entrance gate. Two telephone points per apartment of house.
  • Special Features:
    Pre installation of air-conditioning system, pre installation for alarm system, pre installation for fireplace in houses, fully furnished kitchens - no appliances, the project will be fully fenced, gardens and swimming pools, mini golf.
